What do the terms “sophisticated” and “accredited” investor mean? . . .

A sophisticated investor is an investor who has the business and financial understanding and experience to evaluate the risks and rewards of an investment alone, or with their purchaser representative.

An accredited investor is one who has a net worth of over $1,000,000 or whose individual income is in excess of $200,000 (or $300,000 combined with spouse) for the last two most recent years. This also includes the expectation this income will remain at the same level for the current year.

WHAT IS THE MINIMUM INVESTMENT? . . .

Depending on the nature of investment opportunity, the minimum investment is begins at $25,000 or $50,000.

WHAT IS A K-1? . . .

The K-1 form is a tax document you file with your annual taxes through your accountant. As a Limited Partner in the LLC that owns your investment property, you are required to file this form that reports your share of the LLC’s income and/or losses along with any gains or credits for the year.

WHO MANAGES THE PROPERTY? . . .

We rigorously review, vet and select a top-of-the-line third party property management company to oversee the day-to-day management of the property. We provide for asset management to regularly discuss our business plan and work with the property manager to make sure they are following and achieving the goals set forth by our plan.
